A Buyer Guide Built for the GTA
The Greater Toronto Area is not one market. It is dozens of markets with different housing stock, buyer pools and pace. A two bedroom condo near a downtown subway station, a semi detached home in the east end, a new build townhouse in Milton and a detached house on a ravine lot in North York all follow different rules about pricing, competition and due diligence.
Meshesha's job is to help you understand which market you are really shopping in, what the realistic price range looks like based on recent comparable sales, and how to protect yourself while still making a competitive offer. He works for you under a written buyer representation agreement, as required in Ontario since April 1, 2023.

Choosing Between Condos, Townhouses and Houses
Condos usually offer the lowest entry price and less maintenance, with monthly fees that cover shared costs. Building health matters as much as the unit, so the status certificate review is essential. Townhouses come as freehold, common elements or condo ownership, each with different fees and responsibilities. Detached and semi detached homes offer land and control, along with every maintenance bill.
Meshesha compares the full monthly and long term costs of each option with you, not just the purchase price.
Competing in Multiple Offers
When several buyers want the same home, preparation wins. Have a full preapproval, consider a pre offer inspection, set a firm limit before offer night and have your deposit ready. Meshesha keeps you calm and informed, and will tell you honestly when a property is not worth chasing.
Closing Costs and First Time Buyer Refunds
Every buyer pays Ontario land transfer tax, and buyers in the City of Toronto also pay the municipal land transfer tax. Eligible first time buyers can receive refunds of up to $4,000 provincially and up to $4,475 in Toronto. Add legal fees, title insurance, inspection and adjustments to your budget.

Frequently Asked Questions
How much do I need for a down payment in Canada?
Minimum down payments depend on price and are set by federal rules, with higher amounts required above certain thresholds and for homes over one million dollars. Your lender will confirm what applies to you.
Do buyers pay the real estate agent?
Your written buyer agreement sets out compensation. On many resale purchases the seller offers compensation through the listing brokerage, which may cover some or all of it. Meshesha explains this before each offer.
How long does buying a home take?
Many buyers search for one to three months. After a firm offer, closings are commonly thirty to ninety days later.
Should I buy first or sell first?
It depends on your finances and risk tolerance. Meshesha explains both paths and can coordinate timing.
Can I buy anywhere in the GTA with Meshesha?
Yes, across Toronto, Peel, York, Durham and Halton.
